Who publishes this guide
This guide is published by the editorial team at Peters & Associates, Inc. Real Estate — licensed North Carolina real estate professionals whose daily practice is the Waxhaw, Weddington, Marvin, and Ballantyne luxury corridor. We are not the Highgate Homeowners Association, a developer, a builder, a club, or a government body. See the full disclaimer and our Legal Center.
Where our experience comes from
- Transaction experience. Two decades of representing buyers and sellers of custom estate homes in Union and southern Mecklenburg counties — including homes inside gated, covenant-governed communities like Highgate.
- Construction and design experience. Sister practices in custom building, renovation, interior design, and home technology inform the architecture, finish, and build-cost pages: Peters Custom Homes, Emerald & Oak Design, and Peters Audio Video.
- Local first-hand knowledge. Drive times, trail conditions, streetscape descriptions, and downtown Waxhaw and Weddington observations come from repeated in-person visits, not from aggregated listing feeds.
How each page is researched
- Primary documents first. Covenant, plat, zoning, and tax questions are traced to recorded instruments and to Union County and municipal records rather than to third-party summaries.
- On-the-ground verification. Anything physical — pond locations, sidewalk continuity, trail routes, entry monumentation, elevation styles — is confirmed by site visit.
- Practitioner review. Market, negotiation, and construction commentary is reviewed by a licensed broker or a builder before publication.
- Plain labeling of judgment. Where we give an opinion, a range, or an estimate, we say so. We do not present estimates as recorded fact.
What we deliberately do not publish
- No IDX feed, no live listing inventory, and no property-level price claims presented as current market fact.
- No school ratings presented as guarantees of assignment — assignment is set by the district and can change.
- No HOA rule stated as binding. Only the recorded documents and the association itself govern; read them before you rely on anything here.

Accuracy, updates, and corrections
Every substantive page carries a review date and is revisited on a rolling schedule — market pages more often, reference pages such as the glossary less often. We make good-faith efforts to be accurate and current, and we correct errors promptly. Even so, information here is provided without warranty and should be independently verified before you rely on it.
If you believe anything on this site is inaccurate, incomplete, or out of date, tell us through the contact form. Corrections are reviewed by a licensed broker, and pages that change materially have their review date updated.
Editorial independence and funding
This guide is funded by the publishing brokerage. We link to sister practices where they are genuinely relevant to the topic, and we label those links clearly. No third party pays for placement, coverage, or favorable wording in these pages, and no comparison on the community comparison pages is sponsored.

Review cadence by page type
Not every page ages at the same rate, so they are not reviewed on the same schedule. Market and pricing pages are reviewed quarterly, and sooner when corridor conditions move visibly. Commute, tax, and school pages are reviewed at least twice a year and after any published change to rates or assignment boundaries. HOA and covenant pages are reviewed annually and whenever a resident or association representative flags a change. Evergreen pages — architecture, glossary, lifestyle — are reviewed annually. Legal pages are reviewed annually and on any material change to how this site operates.
Sourcing standards
Figures come from publicly recorded documents, county and municipal publications, school district assignment information, and direct observation of the community and corridor. Where a figure cannot be traced to a source we can identify, we describe the pattern in words rather than publishing a precise-looking number. Ranges are preferred to point estimates for anything that moves. Nothing on this site is generated as a placeholder or filler figure.
Independence and conflicts of interest
This site is independent of the Highgate Homeowners Association, its board, any management company, any architectural review committee, and any developer or builder. The specialists named across the site are named because their completed corridor work is verifiable, and their inclusion is editorial rather than paid placement. We do not publish listings, run an IDX feed, or broker transactions here. Where a page recommends professional representation, that recommendation is disclosed as such.
How to request a correction
Send the page URL, the specific sentence, and the source that contradicts it through the contact form. Factual corrections are acknowledged and, when substantiated, applied to the page, with the page's review date updated. Where a correction changes a substantive conclusion rather than a detail, the change is noted on the page itself rather than made silently.
