Union County's combined effective property tax rate is meaningfully lower than Mecklenburg County's. Verify the current year's rates with the Union County and Mecklenburg County tax offices before making a decision; the delta has been directionally consistent for more than a decade, but the exact numbers move annually.
Schools
Union County Public Schools operates the assignments covering Highgate — Marvin Ridge Elementary, Marvin Ridge Middle, and Marvin Ridge High — a chain routinely ranked among the top public schools in North Carolina. Charlotte buyers moving south for schools typically consider either these UCPS assignments or the private Charlotte Country Day and Providence Day options; the UCPS chain removes the private-school tuition question for many families.
Commute and lifestyle
The Providence Road (NC-16) corridor connects Waxhaw and Weddington directly to SouthPark and uptown Charlotte in 25 to 40 minutes depending on time of day. Ballantyne is 15 minutes. For families weighting a lower tax burden, larger homesites, and a quieter residential setting, Union County trades a slightly longer commute for material lifestyle and financial gains. For buyers who prioritize walkable urban proximity above all else, Mecklenburg remains the answer.
Where Highgate sits
Highgate is inside Waxhaw's town limits, in Union County, zoned to the Marvin Ridge school chain, and on the Providence Road corridor. It is one of a small handful of gated estate communities in the county at this price band. The homes here are custom, and the community is intentionally low-density — no clubhouse, no pool, no through traffic.
Running the comparison on a real number
The county-line decision becomes concrete the moment you attach it to a specific price point. Take two comparable estate homes at the same assessed value on either side of the line: the difference in combined county and municipal rates is applied to every hundred dollars of assessed value, every year, for as long as you own the home. On an estate-scale assessment, a difference of even a few tenths of a point compounds into a meaningful annual figure — and it is capitalized into resale, because the next buyer runs the same arithmetic. Confirm current rates with the county tax administration and the relevant municipality before you rely on any of this; rates are reset by budget cycle and revaluation.
What the tax difference does not tell you
A lower rate is not automatically a better outcome. Assessment practice, revaluation timing, municipal service levels, water and sewer versus well and septic, fire district assessments, and solid waste fees all move the true cost of occupancy. Two homes with identical tax rates can carry materially different annual costs once utilities and district fees are included. Ask for two years of actual bills on any home you are seriously considering rather than estimating from a rate table.
School assignment crosses the same line
The county line is also a school district line, and district boundaries do not always follow intuition. An address can sit minutes from a school it is not assigned to. Assignment can and does change between school years through boundary adjustments and capacity decisions. How buyers usually resolve it
In practice, the decision rarely turns on tax rate alone. Buyers weigh commute, school assignment, lot size, and the character of the specific street, then use the tax differential as a tiebreaker between two homes they would otherwise be happy with. Where the differential is large enough to change the affordable price band, it moves from tiebreaker to primary factor — and that is worth modeling with a lender and a CPA rather than a web page.
