How to use this library
Most people arrive with one of four questions: what is this place, what does it cost to live here, how do the schools and commute actually work, and how do I buy or build in a community that rarely has anything available. Each section above answers one of those in depth. If you are early, start with Discover Highgate and Amenities. If you are comparing neighborhoods, go straight to Community Comparisons and Union vs. Mecklenburg. If you already know the corridor, the Buying Guide and Market Report are the two pages that matter.

How to use this library
The guides are written to be read in any order, but most people arrive with one of four questions. If you are deciding whether the corridor fits, start with the Waxhaw and Weddington town guides, then the commute guide. If you are deciding which community fits, start with the comparisons and the amenities guide. If you have already chosen Highgate and are working toward an offer, start with the buying guide, the HOA and covenants guide, and the market report. If you are relocating from outside the Carolinas, start with the relocation guide and the Union versus Mecklenburg comparison.
How these guides are researched and maintained
Every guide is written from primary observation of the community and corridor, publicly recorded documents, published municipal and county sources, and school district assignment information, then reviewed on a rolling schedule. Pages carrying figures that move — market conditions, drive times, tax rates, dues — show a review date and are revisited more often than evergreen pages such as the glossary. Where a number cannot be verified from a source we can point to, we describe the pattern rather than publish a false precision. What this library deliberately does not include
There is no property search, no IDX feed, no listing inventory, and no valuation estimator anywhere on this site. Those tools go stale faster than they can be maintained and they are not what a corridor buyer is actually missing. What is missing is context — how the communities differ, how covenants behave, how the county line changes a tax bill, how long the drive really takes at 7:40 on a Tuesday. That is what these guides cover. This site is also independent of the Highgate Homeowners Association and is not a substitute for legal, tax, or brokerage advice.
